Preparing your subfloor
Most Surprise homes sit on a concrete slab, which is good news — slabs are stable — but they need proper assessment before anything goes down.
- Clearing the surface and removing old flooring.
- Checking the slab is level, since an uneven base causes problems later.
- Moisture testing and, where needed, a moisture barrier.
Both luxury vinyl plank and engineered hardwood handle slight slab moisture variation well, which is part of why they've become so popular locally.
Caring for floors in a desert climate
Dry air is hard on hardwood. Regular dusting and occasional damp mopping with a mild cleaner goes a long way, and rugs in the highest-traffic paths protect the finish. Tile needs little more than routine cleaning and attention to the grout lines. For carpet, the enemy is fine dust — regular vacuuming matters more here than in wetter climates.
Repairs and refinishing
Not every floor needs replacing. Refinishing hardwood — sanding the top layer and applying a new finish — can add years to a floor that simply looks tired. Deep scratches, water damage, cracked tile or lifting laminate edges are worth addressing early, before the problem spreads into the subfloor.
